Power of Attorney
It is common practice in Spanish property transactions, in order to avoid the purchaser having to make numerous visits to the Spain during the purchase process, to give power of attorney to the lawyer taking care of your affairs.
Documents
The rules on residencia cards in Spain have been changed recently, and if you are an EU citizen and you have a job in Spain - either as an employee or as a self employed person - you do not have to apply for a residencia card. If however you are from outside the EU or if you are retired/unemployed, then you should apply if you stay in Spain for more than 6 months.
Medical Cards
The EU reciprocal agreement covers you for treatment in Spain until you get an official Medical Card (Tarjeta de SS) from your local Social Security Office (INSS – Oficina del Instuto Nacional de Seguridad Social) in Spain.
NIE Numbers
An NIE number is essentially a tax number for foreigners in Spain. You need one if you are going to buy a house or a car, if you are going to work for a Spanish company or if you want to apply for residencia (a residency card).

Spanish inheritance tax (or gift tax) is payable if:
The inheritor (i.e. the recipient of a gift or the heir of an estate) is resident in Spain,
or The asset being gifted, or passed on death, is property in Spain.
Civil and Criminal Law
Civil Law in Spain covers many areas of everyday situations
Under the Spanish judicial system, if a person is charged with any offence, he/she has to stand trial. This means he/she hast to appear in court before a judge, in some specific cases before a jury. If the accused is found guilty, the judge will pass sentence. Depending on the seriousness of the offence, punishments range from life imprisonment, imposition of a fine, deprivation of certain rights, and a range of other measures.
Administration of Communities
If you have bought an apartment or villa, which take part of a building complex, keep in mind that these will be subject to the Spanish Law of Horizontal Division (Ley de Propiedad Horizontal). This law is applicable whether you are resident or not.
Setting up of Companies
In general terms, to acquire legal status and start any economic activity in Spain, the following procedural formalities are necessary (in some cases additional steps may be required):
Registration of the company name. You must apply for a certificate issued by the Central Commercial Registry (Registro Mercantil Central), confirming that the name you intend to use is not already registered.
Management of Insurance
Insurance in Spain is much the same as insurance anywhere, you need to make sure that you have adequate Spanish Life Insurance, Spanish Car Insurance, Spanish Home Insurance and it is also worth looking at private health Insurance in Spain if your pocket allows it.
